If you came to me with a wholesale deal and you did not have your paperwork in order and you don’t really understand a closing and the costs associated with them and you misunderstand or miscommunicate some of those costs to me….I am going to be very upset (as will any other buyer).

It would eat heavily into my savings though, so that's my only hold back.If all else fails, I could go back to manual labor as a job, but I'd be really upset if things got to that point.

Even assuming you knew the stairs were faulty, you'd probably only be looking at some percentage of liability - let's say 75% - with the other 25% assigned to the person who didn't tie their shoes or look where they were going, so a $4 million lawsuit victory would still only put you on the hook for $3 million of it. 

This caused them to get upset with me, to argue with me and to lecture me on "offer" etiquette etc...  

Any inspections required by buyer were with notice and the buyer was my insurance agent or contractor that was giving me a bid and the buyer knew this ahead of time and did not upset the apple cart with tenants if they were home during an inspection. 

@Ryan Steele you're charging for the help and then getting upset when people listen to you?

Imagine how upset I'll be if someone building his own brand caused me all this grief.For sales, I seen this confusion too.
