I've had success in using Sherwin Williams Promar 400 Extra white as a base coat on walls and trim in older units an it usually allows me to put just one coat of color. 

When I remediate a house, I remove all the porous surfaces (trim, drywall, insulation, and in some cases the subfloor).

The trim was beat, the cabinets were scratched and dinged, the doors (closet and regular) were beat and tired...

If not, could you put some brickmold on the outside and trim on the inside to make up the difference?

When folks get too old to care for the home, they can't care for a home that is rented either, it's the housekeeping and cooking that's the issue, not so much about painting the trim outside.
