Why do people have this need to make it sound like grandmas are old and dumb and not usually the famous phrase "old and wise"? 

I fact I think that's a phrase people invented just to shame you into taking out your wallet. 

It was an old colonial in a trendy part of town.

Back to my original question, maybe I should have phrased it 'will anyone finance a tax deed property before the title is cleared?'

Most of my rentals are near a major university or in trendy parts of town so I get a lot of college kids and young professionals.  

I always look at 3 things, cash flow....can the house support itself & what the market trend is, if it is going up, large businesses moving in etc....

You don't phrase it quite so directly, but that's a topic that's broad enough to have its own thread—in fact, I'm sure there are already several in the forums.Good contractors are hard to find, and that's who I would look for next.
