James,To be honest I have never really gotten a good response from Craigslist ads that say "We Buy Houses".

And to be completely honest, I find most people that say they're waiting for prices to drop before buying, never end up taking action.

In all honesty I've been researching how to invest in real estate for the last 9 months or so and i just recently found a mentor that has me looking for deals.

Watch out for lease language that imposes a stiff penalty for breaking the lease.Your best approach is to go in with full honesty, lay out your full business plan, and show the potential additional profits a landlord can make.

While I've been doing extensive research on my own, I've never engaged in any sort of real estate transaction before, and to be honest I can sometimes be a bit of a pushover in negotiations.So bearing that in mind, while I have come across a few listings that look great on paper and I'd like to pursue further information about, I'm weary of simply contacting the listing agent, as they obviously are doing everything they can to get the highest possible price.I've searched for a buyer's agent on Realtor.com, but it seems like all the ones they show me also have many listings for sale.

it makes sense to come on here and look for deals from investors or agents but, just being honest I wasn't sure there was anyone around the Minnesota area especially up in my area.

They changed their mind (Which in all honesty I was alright with as I wasn't sure how I was going to fund the rehab) and decided to take the cash offer.
