I would probably recommend, reaching out to a few, and choosing one based on how focused they are on understanding your priorities, and if they actually prioritize responding to your inquiries. 

If fannie lent to llcs it wouldnt matter but this causes people to prioritize different things.  

Capital in real estate (especially in this economy) is easy to get when you need it.2) I would re-prioritize how you are looking at things.

First step will be to triage and prioritize what gets done first and how.

I would recommend prioritizing your list and knocking them out one at a time.- Mom --> can she join you?  

They are prioritizing living closer to the spouses job where she will be working long hours and a commute would be a drain for her.

You'll also be able to do better analysis by prioritizing the items on your list at each level.

They did great work and collaborated well together, but it was one more person in the conversation — just something to be aware of. 

However, I still believe you are missing the main point I was trying to get across which was where to prioritize your time and effort.

She is just prioritizing something else over paying you rent.
