Learn the process most realtors are not investor savvy so they could be more harmful then good.

My question is, how can you align yourself with a partnership with a private money investor on deals where you are essentially 'gap funding', but want to place the investor in 1st position, without harm?

I've been very hands on on my properties and I can't always find good help to get rid of the kind of stuff, grime and chaos my tenants have left behind, these are the same tenants posting their eviction story on facebook, crying about their "evil," landlord, as if thou expecting people to pay rent is somehow inflicting harm on society. 

Very tough to screen for a non-drug/substance abuser who starts work at 8am.  

There is no harm in making a legitimate offer that your buyer would be willing to close on.

No real harm in the end, other than sitting here wondering what the heck they are doing, though obviously our mortgage payment will go up some time soon to get the escrow caught up.
