I would like to know if anyone has any feedback or information concerning these two programs (i.e. are they reputable, are the beneficial, etc.).

Before I commit to a contract I am exploring both options of a conventional refi loan on an existing property i own out right since I have good credit and work a full time job OR...going hard money refi on it.Reason why I'm having a hard time deciding is due to timing. 

A reputable broker in the area had explained to me that balloon payments are pretty rare.

I am also happy to supply some referrals from some "reputable"agencies in the area.

It's a slippery slope to offer rent credits.My advice is to use a reputable AC repair company that does the job right.

I am excited to use it for exploring markets.

However, one of the tenants is exploring job opportunities that could result in them relocating in January or February.

I've tried a couple of reputable warranty companies without success.

Someone will rent to them somewhere, no reason for others not to explore the option.For myself I do not hold C/D class properties therefor not a consideration.  

The reasons vary Could be any of the following;  don't want to live in the dark, power was cut off for non payment, starting a short term meth lab, house of Ill repute or whatever, use your imagination.
