I can think of a million other things I'd rather do with my time.For "expensive" areas like San Jose, I would suggest working the "brown" collar neighborhoods.

If you buy a unit with brown carpet and yellow walls and rental projections of $40K, chances are that might change if you update the unit and self-manage or use another mgmt company.

maybe i would if i had nicer rentals like you, but not for my lower income rentals..my tenants are thrilled with the new color scheme of some yellow, and some newer brown tiles, bc the tiles are functional...see, with my rentals, it aint pretty, but it meets code...i'd think for your rentals it would need to be funtional and pretty...

I know what they buy $12.65 at Brown Derby, is probably an 18 pack of beer.

It was supposed to be light tan, but is now brown.
