Typically, I've used this clause for things like washers & dryers because I've included them in a couple rentals (since I had extras), but I didn't want to be responsible for their repair or replacement should they break down.

The building is in a desirable area and average rent for 2 bed in the area is $725, but mine may be closer to fair market rent of $700 because we do not offer in unit washer and dryer - we instead have common area with washer and dryer.

Deanna, I realized that the tenant was drying clothes in the house even though there is a washer dryer provided outside in day room.

The lease is legally binding on the new owner, the e-stoppel just explains the terms of the existing lease and property rights if any that the tenant has(like if the washer and dryer are theirs or the property owner).

Also as part of your lease or an addendum to it, indicate what they are receiving as far as House keys, mail keys, pool key, remote, gate remote, fireplace key and any personal item you leave in the property - IE patio furniture, washer dryer, fridge.This way it is clear when they leave that it needs to be left behind.

Washer and dryers are new along with stove and fridge for most part everything else can be thrown out.
