Dropping a wall, opening up a floor plan or moving a bathroom door out of a kitchen often are easy fixes that can dramatically change a space.

Since it hasn't been mentioned you can bribe them to leave but unless they become a problem, or are dramatically under market rent you are probably wasting money if you do that.Lastly, be careful not to make them jump through unreasonable hoops after title transfer.  

I do feel that Tenant C is being overly dramatic and acting as if we have more control over the situation than we do, but I also feel like my responsibility is to make sure other people uphold the lease.
