Based on the fact that you have now resolved the situation by not accepting any payment from the new tenant the old tenant can only deal with the new tenant.The issue has been put to bed.

Additionally, they have offered selling him the Murphy bed which is bolted into the wall- I was under the impression that anything affixed to the wall would be included in the sale.

Our 3 bed/2 bath house is leased until May 31st for $2350 per month &  4 bed/3 bath homes in our area are now renting on average $2200  (I called 4 competitors as a prospective renter to have them adjust their prices to include yard maintenance +2 dogs.)

Our lease thats that "The tenant covants with the landlord to maintain the premisis in good and tenantable repair...flower beds cultivated and planted, the lawns watered and mowed, and the shrubs and trees trimmed and replaced as necessary" .

We stayed in touch with the owners over the months, and after meeting up a couple times and some negotiations we were under contract.I'll keep it simple to the details but let me know if you have any questions.4 bed - 3 bath - 3 car garage - SFHPurchase price: $160K1st Loan: $112,0002nd Loan carried by sellers: $49,000Down payment: $2,500Rehab Cost: $13,000Real Estate fees and closing cost: $8,900Basic list of repairs: carpet, vinyl tile floors, vinyl plank flooring, faucets, toilets, light fixtures, thermostat, interior paint, appliances, gutters, backsplashes, resurfaced counter in kitchen with an epoxy countertop, re-stained all cabinets throughout the house, added pulls to all cabinets, new kitchen sink & faucet - finished it off with some light staging for photos and to help it sell quicker!

What someone can tolerate who has a job that has 6 figure income but not spare time won't be the same as a Starbuck barista working part time. 2) Unless the property is in a prime area and in very nice condition $1,200 for a one bed is stretching it quite a bit IMO.

I'm no pro, but my first property was a 4000 square foot assisted living facility (with 16 beds in 8 bedrooms) in Philadelphia on the border of a warzone and I bought it in 2009.
