For example, I have successfully resisted bogus Emotional Support Animals multiple times. 

The only time I had a tenant get upset with an inspection turns out had unpermitted animals in the house, and was smoking in the house. 

It seems it is a different animal and that the competition as well as the supply is 10X more challenging.

Commercial is a whole different animal.  

Commercial and residential are two entirely different animals.

Try and visit a Frat House in Miami...did you ever watch Animal House?

And long term land holds are another animal altogether.. huge upside minimal risk if your in the right MSA but no cash flow..

I was in the mortgage business for 8 years both as a loan officer and account executive so I am familiar with finance but I must admit, this is a different animal.  

I don't like to compare anything to Manhtattan on a relative basis because I believe that it's it's own animal but I think comparing Hudson County to BK is fair.  

I have been doing REI for a few years now and have always been with either friends or family and not always gotten the best deal out of it. so i deiced to keep pushing forward and get my own business going doing what ever i can to get profits coming in to snowball my investing into a bigger animal repeating processes. this was starting to look up. i found a property through word of mouth, found a private money lender to fund my rehab and all seemed well.
