It is imperative to know the comps in the area for financing.The larger complexes are used to doing market surveys.

I had to dig up statements from over a year ago, resubmit the same exact paperwork multiple times, wait for a survey to be conducted before the property was purchased.

In a recent survey request I responded regarding this exact topic. 

You can put an A+ tenant in an A+ property and if your customer service sucks ... the exit survey will say “my landlord sucks”... not rocket science.

With the carriage house parcel, I'm getting an issue because the carriage house is only around 550 square feet and too small to qualify for my usual DSCR lender's standards.My questions are the following: (1) What type of professional can facilitate the process of combining these parcels, including dealing with the survey, the city/county, etc.?
