I'm not terribly encouraged by them even collecting my payments, but I do get a decent amount of international visitors and they almost exclusively use Booking so it's a worthwhile exposure for me.

There should be a section on the move-in inspection that has "repairs needing to be done".If you're not wanting to pay for the repairs (which may be worthwhile if they're good tenants), then you could:A) Arrange something with them ie. they pay month on time for the year and you'll handle some repairs free of charge), B) Negotiate for them to cover half the costs of repairsC) Explain the above to them that this should have been voiced prior to move-in and they had agreed that the living conditions were satisfactory for them.

Assuming that you're running a professional operation within the bounds of the law, this tenant sounds like more headache than they're worth, and I'd suggest looking into the legal ways of having them leave ASAP so that you can get a better tenant.  ...it may be worthwhile to just text the tenant and say  "Look, you're clearly unhappy with the property.
