No one is living in the property, if it goes under contract, no one is packing the bags, calling furniture movers, setting up storage arrangements, they aren't out with another agent looking for a place to rent, taking off from work,  they probably won't put a contract on another house, with a down payment and earnest money subject to the closing on their empty house.

If there is no lath-n-plaster wind screen in the wall cavities, the cheapest way to insulate would be to blow in packed cellulose or (a little more expensive) closed cell foam.

I don't know maybe we weren't communicating clearly but we had very detailed construction docs...We hired out a crew to blow cellulose insulation for 5 times what it just cost us to do in our own home and found that when we had to do a small job on what we hired out they didn't even try to dense pack it and even missed a few bays.
