Agreed, you correct, if it is a one here and there situation, hit the carrier up and have them carry the weight.

Can try small claim court showing your medical bills because of frost bite, cold having no heat, weight loss having no kitchen to cook and fungus body.

REALLY  some out of state buyer wants to try to buy lots in PDX... when we list them sell them in 30 to 60 days to local builders for full price all cash... so in this market buyers do their own research.. and the offer to pay cash while it probably is important or has weight in some markets.. its a non starter in ours as everyone pays cash with either actual cash or a loan and cash.

We are dead weight and I would argue at some point we will be screwed and it will be our own doing.

I have a leatherman micro on my keyring and keep a leatherman skeletool in my purse or the glovebox, but my very most favorite tool in the entire world is my super light weight Gerber EAB utility knife.

I do allow pets but I put a weight limit of 30 lbs which eliminates the "aggressive" breeds. 

BUT, the good ones are worth their weight in gold, and often are able to make much more investing for themselves and/or putting together syndication deals.Sorry, to any of the good brokers in this thread...just wanted to vent.
