Here are the issues:- Dogs left outside, barking 24/7; police have been called at least 20 times; 4 neighbors getting ready to file a lawsuit- Started paying rent late, now 2 months in a row; never emailed or called us to inform of late payment- Not maintaining yards front or back; lawns are dead, weeds everywhere, trees overgrown- Parking "toys" outside and on the street (boats, SUVs, trucks, cars, golf carts, etc)- Leaving furniture and garbage everywhere outside (on the front patio, side yard, front yard -- everywhere!)

So if gross rents are $1,000 per month I should (over the long haul) average $500 per month for debt service + PROFIT!

It was about $600 in permits, $800 in utility kill (assuming you're going to rebuild there and Class A street work is completed in your rebuild), and $12000 in labor and dump fees.This was for raised foundation (cheaper than slab), no garage, very accessible lot for working space, urban location (less hauling distance), and taking advantage of recycling credits for C&D waste.

The damage to the floor is excessive.When I visited the property to inspect or make repairs I noticed that there was always a lot of dirt, broken toys, and sticky mess everywhere I looked.

I partnered with a GC who did all the work of repairing and replacing flooring, repairing and replacing trim, painting and hauling away trash.
