There is no real way to predict what that transition will look like, it could be mild or it could be very bad.All of that said, if you can find a cheap apartment complex in an area that isn't dominated by high crime (good luck) and don't mind dealing with the drama that is low income tenants you might not do too bad.

I am not a lawyer and this is not legal advice... it is just what I would personally do in a situation like this.)A property that I bought in 2015 had a non-paying tenant in one of the units (it's a duplex)... was a short sale and the seller was a hot mess, so I figured there was a good chance of there being drama with the tenants, but I proceeded anyhow because it was an outrageously good deal.

Come on your dealing with investors every day cost us money... lower rates but It really doesn’t matter you gonna lose more money waiting than paying little more of interest also I am concern about the draws.. are the draws gonna be the same drama as this ridiculous closing process...

I could just sit back and put more money into stocks (or real estate crowdfunding or REIT's) without having to worry about replacing a roof, adjusting insurance, finding tenants, dealing with drama, etc.With this post, I really just hope to see some different perspectives on my concerns, both for and against moving forward into REI taking into account that my goal is simply diversification at this point.

It is decent if you are willing for a very long-term hold on the property and as mentioned above, you do need to account for repairs and more that could be possible especially if the area is prone to harsh weather.
