Location is not inherently bad if you get the right value on the property and have the right expectation for the property and its tenants.Being close to a highway is good for some tenants (transportation ease) and bad for others (noise, view).

We have a very similar situation, where our tenants are great payment wise, but for the first 6 months, they complained on a weekly basis about something trivial, the door dragging the floors was one of ours too because it made noise when they went to the bathroom in the middle of the night..

Hi, don't even think of approaching them with a payoff, they will just hold you up for more.Most municipalities have a noise ordinance, noise should not go beyound the property line, and at certain times, check that out and report it until the cops get sick of going there and then the cops will really crack down on them.
