This would include standard purchase agreements and related documents as well as a Rental agreement and all that you want to attach with that...such as pet/no pet and assistance animal policies, house rules for room or multi-unit rentals, utility responsibilities, etc. as well as actual Rental application and your criteria and process for reaching approval/denial and the required Adverse Action letter.

Lots of urine stains from pets which the smell caused us to depart after 2 min (I worked at a animal shelter, been in a room with 40+ dead cats but the AC was working, this condo was up there being vacant min 8 months)My agent's rehab estimate is $40K, I'm overshooting to cover bad pipes, interior beams need to be cut out and replaced, new hvac, etc so $75K.

Replacing the carpets is an expectation for almost every unit we rent even when the carpets were brand new when the tenant moved in and even when the tenant was in the apartment for only one year.Personally, I hate carpets with a passion and when you consider the crap that carpets collect they should be against the law to rent an apartment with carpets more than one year old that contain who knows what when dogs clean their butts by dragging across carpets, animals urinate and poop on them, people spill, walk on them with poop on their shoes and who knows what kind of crazy sex people had on the carpets.Take a white bedsheet, put it on your floor where you walk into your home and look at what is on that bedsheet within just a couple hours.

Those are all different names for the same animal, and that animal has died a natural death.The agreement is a sale contract that includes or has attached a note and two deeds are executed and held in escrow until the contract terms have been completed at which time a warranty deed from the seller is filed.
