My personal opinion is "cheap money" and "tax incentives" boomed building more than supply and demand fundamentals the past 4 years.

I would say that you cannot escape basic finance theory and fundamentals.  

Obviously fundamental repairs to plumbing, electrical, HVAC need to be addressed but leave your taste for home living at the door when it comes to décor of the home.

Just remember to stick to what you can afford and stick to fundamentals.

I agree that it is not easy, and that young adults need to focus on fundamentals first but I feel a lot of your post is excuses for why it can't be done instead of asking how it CAN be done. 

Those only get me fundamentals, not the "theory" as Bill would suggest.

I coulda, shoulda, woulda spent the 5 days reading BP forums, listening to podcasts, and selected a few books from amazon for my foundation material.Even the tools that are available today (and back then) aren't any good until you really understand the fundamentals.
