Is there much in the "game" of trying to boost NOI and refinance on NOI * Cap Rate, or is it just the case of getting one single mortgage and it's the art of trying to simply negotiate with the seller to get a good deal in the first place?

What I find most hopeful is the art scene- there are some dedicated artists who are doing a lot in town including teaching the kids and hosting an awesome community fair-type gathering weekly. 

I am a recent graduate from The University of Alabama, where I studied Aerospace engineering and minored in Art.

I am open to any places with a combination of vibrant music, arts, food & drink scene, outdoor recreational opportunities, and a strong job market.

I have not been on BP for a long time now but I can see that the model works great!  The willingness to help and answer questions despite the possibility that the same people you are helping could be your competition ...
