Requiring a Notice to Quit does not make sense, it would only upset your tenants that you want to keep. 

I am not upset by any means that most investors only want to wholesale, but I was just curious as to if you are seeing the same things in your market.

Again all of this is negotiable so work to get the best deal possible with out upsetting the lender.
