I'm hearing renters asking for rent discounts as they tour properties.

My advice is to fly out here and tour with someone local for a few days.

In four years when you tour is over you can either sell it for $500-550k, or do a cash out refinance and use your VA loan to buy a place in Georgetown keeping the 4-plex as an investment.  

Multifamily buildings see more tours when residents are given the option to rent short-term. 78 percent of millennials want the ability to rent their unit on Airbnb, and offering this amenity is a great way to attract renters.

The total use of property will be for <7 days on average, however we will not be providing substantial services to the guests ( for example, daily cleaning/cooking breakfast, maid, touring, picking from airport, etc.).

the reason I know a little about some places and a lot about others.. is I have been doing this all my adult life and I lent money in 20 different markets from 2001 to now.. and I don't just sit behind a desk I go there I average almost 100k miles a year and spend 45 to 60 days in Hotels.. my clients are local flippers or turnkey guys.. so I get the full tour the deep dive into a community then we go have the best dinner we can find  :)  which is why I am not skinny !!!  

you hire a tour guide.

I won't see any of these profits before anyone else does.What I need most right now is serious investment partners who will join the non-binding waiting list, with about two weeks more for full due diligence, touring the property, meeting up with me and, possibly, some of the other new partners.

I had a co-worker who went through years of very expensive legal proceedings because his cousin fell through the floor while touring his home renovations.
