@Jonathan Twombly Remember the 60 minutes piece on the strategic foreclosure.YOUR POINT exactly... those folks still had jobs.. still had income.. but when they see their neighbors home in Scottsdale selling for 400k and they owe 650k against the same home .. they just stopped paying.. they decided what's my fico worth and its not worth negative 250k so I am walking.. and this was in non recourse states.. out our way purchase money mortgages have no deficiency IE banks cant sue you for the loss.. it became so bad though that govmit stepped in and would not let any bank sue a home owner for a deficiency and they made the IRS stop enforcing 1099c.
