If you want a course on Wholesaling or rehabing I find Steve Cook's materials very good.

I recently listed a fantastic investment opportunity near the Cook Douglas campus of Rutgers University.

His supervisors at work donated him furniture, a TV, items for cooking.

I listen to the podcast when I'm driving, cooking dinner, cleaning, folding laundry, and putting away clothes. 

Also, would they be willing to go and inspect your property 2-3 times per year to see if the tenants are cooking meth or have 10 friends living with them, all for such a small fee? 

The basics to cook with and be able to spend the night in versus feeling you have to go out for food.Again, this is just a newsby's opinion, but we've been doing this for just a year now with 1 cabin and have done great, even during Covid...If we lived nearby or even on the premises, I think I could take it to another level, but that's not our situation.

Appliances, cook top on outdoor kitchen, and kids using the pool and ripping shingles off to play Frisbee.

I did some projects around the house, chilled a bit, cooked a lot (I has now a stay at home husband with a working wife) and then decided that watching daytime TV and watching rents come in was not very fulfilling.
