I want to trade someone else's money for my financial gain.But that still doesn't provide a concrete example concerning how you can make someone else pay your "bad" debt at least to the extent that it makes it worthwhile, other than if it doesn't affect your DTI or else somehow doesn't affect your ability to obtain more funds for RE investing.

I think it would be worthwhile to use a paid service if you live in another state maybe and want someone to come deal with issues, or if you have hundreds of properties and managing them isn't your full time job.
