i'm in the western ohio/eastern indiana marketi am finding deals, but i'm also busting my butt trying to find capital to get them rolling.i hate watching them pass by. you know?

In any case, your first deal will probably be smaller than 100 units (especially if it's in western Washington) but you will have a track record with an investor funded deal and if you preform, your first set of evangelists for your second one.

@Eric Knowles right now I am focusing on the western side of uptown Charlotte, looking for value-add single-family house that does not have HOA.

Some other mid-western markets do not have promising population and job growth, which may threaten rent growth in the future. 

I'm out of state and am considering trying to pick up property in eastern Washington/western Idaho.
