I lightly stage, with a love seat, nice rug, tables, side tables, lamps, small kitchen table with 3 chairs,  inflatable beds (there's been some comedy when people tried to sit on them!)

The salon business she would basically give me and rent a chair from me, do I want to get into that?  

Then in the far future possibly be a developer and create something similar to a vertical forest to show people how nature can be incorporated into modern buildings.

Just because you incorporate does not mean you can take advantage of deductions as a corporation that you couldn't take as an individual.It's all about intent and actual use.  

We knocked out the shower and built a hallway and private entrance to the third bedroom and took some space away from the middle bedroom so we could incorporate a full tub and market it as a 3 bedroom now instead of a 2.

If this is enough, I recommend looking into becoming CCIM candidate which provides its members a fairly robust suite of software that should incorporate the items your looking for. 

Or incorporate a rent increase in the lease.
