You are bouncing Title back and forth between the LLC and yourself. 

I think a huge elephant in the room is going to be jobs moving forward, and how quickly this economy can bounce back.  

There have been atleast 9 3-unit properties sold in those towns/cities the last 12 months.Give me a shout if you want to bounce around ideas!

Figure out what you have for skills, what skills your willing to learn, and how often you want to visit these properties, and network find people who can to fill the gaps, find some people that you can lean on when your in a bind, even make some friends with people who've been down the road so that you can bounce your problems off of and get input on how to handle the problems.

My feeling is the economy won't bounce back til next summer. 

I have found a great job and was able to bounce back.

I've had tax and mortgage checks bounce because of that - never again.

[And that doesn't include penalties for delinquent payments along the way].The owner's main problem was buying in a location that hasn't bounced back since the GFC.These days, I don't know why any investor would bother with little/no equity deals...
