If I had done this earlier the appraiser wouldn't have seen any issues as he initially just wanted to see the tax card.Second is that the building inspection is willing to work with you but there are a lot of red tape...

At first glance, it needs:Exterior: Roof, Siding, Gutters, Doors incl Garage door, Garage wall repair (there is a hole in the wall), Driveway (gravel & asphalt are common in the neighborhood)Interior: Drywall, Flooring, Cabinets, fixtures   250,000 ARV/Selling Price- 25,000 Profit- 110,000 Rehab costs (complete guess)-    4,000 Purchasing costs (inspections, etc)-    7,500 Holding costs (based on 6 month rehab)-  15,000 Selling costs-  15,000 Contingency costs     73,500 Maximum OfferI think the $250k sales price is low.

Then determine how many buckets of compound, rolls of tape, screws, corner beads (inside and out), sanding screens/sandpaper, etc...You will need to do the same thing with each scope item to get an idea of what the material costs might be.

Keep in mind that there's often a lot of red tape that goes along with getting these types of loans approved -- it's not complicated, but if the mortgage broker doesn't know what he's doing, it's easy to mess things up or drag out the deal.
