You are merely buying an investment machine that can only be expected to throw off a limited amount of cash that you will (hopefully) collect and you are now the one responsible to do that.Use and escrow company and get title insurance.

If there is a possibility that they want to install their own washer and take it with them when they go that would work for me, less wear and tear on my appliances but you have to have the storage space to sideline your machine.
