From what I have observed in the CT and NY markets the property management companies that do charge the ever so enticing 5-8% generally do not have as good communication with investors, and will also up charge / fee the owner to death.

As an observation, if the lender needs to lend a minimum of $93k to avoid the "high costs mtg", which is a problem for Them, not you...this means you are getting hosed on fees and costs, since they need to lend $93k to avoid it due to Their fees.....find a better lender.

i'm with scott. i was able to sign in and observe. it may be my own fault, but i was expecting a greater amount of interaction between members. perhaps if it was going to be used for a roleplay, maybe a youtube video or recording would have been more suitable (and dar easier to follow). i was often confused when the roleplay was going and when it wasnt. i think scott had some valid questions that werent addressed. i signed off before the q&a session at the end so i cannot comment on that. perhaps that section would have been better for scotts questions, but i can understand his frustration on not waiting around. i certainly look forward to getting chats going more often. i appreciate bill and will taking time out of their day (on football sunday) to educate. in time, i think the chat will be more polished for everyone.

Problem is, the home ownership rate (at least where I live) is at an all-time high, and even with the subprime woes I don't think this will significantly impact that.My observation (I am not yet a landlord BTW, but I do a lot of research:) is that vacancy rates seem to be improving, but rents haven't really moved (yet?).
