I like the idea of pricing being automated & not leaving money on the table, but Pricelabs just didn't do what I expected/wanted it to. 

The tenant automates their bank drafts through the website and it deposits automatically into my rental account each month.

I was just looking for something more automated to track my whole financial picture, including multiple companies P&L.

After you get established you can automate some systems to make it less work, but in the beginning count on spending more time on them.

The house is pretty much fully automated through our property management systems.  

Really there are manual reading (lowest cost), radio read systems that the owner will do similar to municipalities (generally highest cost as you have to buy the software and radio reading hardware) and finally automated reading where the submetering company reads the meter for you and generates the water bill.

It sounds like you're looking for an automated online bid to rehab the property, right?

I am aware that if the property is above 60-70 units, it can be automated with a hired property manager for cheap.
