In other words, it's a completely worthwhile read, but it's not the only read.  

Whether it is worthwhile to "run the monthly tuition payment" through the 529 plan or not will require further research and consultations.FYI - My accountant (also a real estate investor) had also put forward the suggestion regarding the paying our boys (9 & 11) for their work on the properties and funding Roth's for them rather than continuing with the 529 deposits. 

Even if this property never cash flowed the appreciation alone probably made this a worthwhile investment. 

The closer you get to being able to actually fund your first deal, you may want to start withdrawing money, but while you are in the general process of saving, that money should always be invested in something worthwhile. 

If you can find something worthwhile and get in touch with the seller from a listing on those sites, it's not a waste of time.

It is such a worthwhile read and automatically went on amazon.com to purchase @J Scott other books.  

Would paying all cash or putting 50% down make a $30-60K buy and hold out of state worthwhile?

At this point, it's hard to know what's worthwhile to pay for now, what is worthwhile to wait and pay for later as I scale, and what is probably not necessary to pay for at all. 

The amendments to the price and the closing costs make the deal even more worthwhile.
