If the long term goal is appreciation, short term sacrifice on the cash flow piece for the uncertain next 3 to 6 months would be worth it to get the property at a discount.  

That feels correct, and what the reality is (and what my current agents are trying to sell me on) is that in this market we are mostly investing in an uncertain future reward based on speculation of the market.
