I hope they buy a 1,000 that should be a sweet impact on pricing.

I still made a profit, but not as sweet as expected so just make sure your factoring those costs, about 6% of the sale price.Also be VERY careful on the budget remember it is there for a reason.

Buying right ( below market and leveraging very conservatively ( 50-60% overall loan to value) seems to me to be  the sweet spot in terms of real estate investing and limiting risk.

The "sweet spot" is usually a facility with 200+ units, with a manager currently working 30 - 40 hours.  

However if it was the same house 4 blocks away it would have been a sweet deal. 

I do believe that the Eastside of Charlotte is going to increase in value quite a lot but I live in East Charlotte so might be bias and can't tell if I am just getting emotionally attached and talking myself into the deal because it has a pool and sweet entertaining backyard or because its a good move.
