It sounds draconian, but the sad reality is that the friction between landlords and tenants is so bad that you need to have that documentation in place for the potential of litigation.If you are going to evict her, then you might want to approach an attorney and have them guide you through the process.

Sadly, in this day and age, a 15 year old can edit a credit report in photoshop, while sitting in a computer lab at school, in less than 5 minutes.  

Don't let the "sad pity story" con you into renting a house out without you properly screening your tenants.
