When most (not all) companies find out that you are out-of-state, they start nickle and diming you for everything - phantom or over-inflated expense start appearing, turnover increases, etc.

Your realtor  or closer dropped the ball.. this all should have been taken care of within your closing docs.Basically there is a reason the guy sold.. he doesn't know landlord law and I doubt your gonna teach him or get another dime back.

Know what your lender does, don't deal with one that won't get back to you same day if you miss him/her when you call and by all means, if their rates and fees are reasonable (meaning if you get similar quotes and your guy is close), don't nickel and dime them for half a point.

So, I would do whatever I could to just tie it up (offer $74K), then have my agent go and find out what the serious problem is before I spend a dime on an inspection.
