This is called a cooperative rehab You can buy a property that needs work with private lender money, and selling on a wraparound mortgage using an RMLOYou can buy on a TIC agreement,  where you get on title, and then fix and flip or fix and hold. 

A good deal does not mean someone is was cheated out of anything, the negotiations I take place in are not adversarial, there's no haggling or fancy sales techniques, just 100% cooperation and problem solving. 

If they don't want to cooperate I know they may be trouble later.

Doesn't seem like big enough developments to make a dent in supply/demand, and sounds like both can be more expensive than usual due to the infrastructure buildout being passed along to buyer....Current home is in North Cooper and is a small one in comparison to the neighbors.
