So, the owner would continue to live in the house until passing or medically retreats to a nursing home care.At this point I am proceeding to view the property and collect documents for tax/mortgage/title/bills/insurance/permits etc… and start running the numbers.

I live in Miami most of the people in Miami work service jobs most of the people in Miami make under $20 an hour and I guarantee you that when the economy turns down the waiters the waitresses the cleaning ladies the bartenders the massage therapist the yoga teachers all suffer and a lot of them lose their housing

that story of two hotel employees is old as the hills.. in various forms I first heard it during the dot com bubble of 2001.Heres the thing with waiting out markets.Unless your all cash .. in a retreating market or down market the lenders are also retreating and not loaning.And or credit gets very tough especially for investment properties.
