They don't want to wait 10 years.

Especially these last few years with interest rates being so low for so long, every decent asset class has seen cap rate compression for several years.

I put roughly 20% down on a $200k home, and am curious what steps I could take to possibly turn my original investment into a large portfolio within the next 10 years, when we're currently "low on liquid funds" after finishing up a wedding.... 

And right now the bigger cabins are not a good cash flow play but might be a great equity play when you look back in two to three years.  

Do you have property managers and contractors who your clients have been using for over a year successfully?

I have two HML that are years past due (250k each).

I’ve been investing in Detroit for years and built my 12-door portfolio there, generating $16K/month in gross rents.

I’d even consider finishing the basement, just well enough for me to live down there, so I could rent out ALL the units.I’d save all my cash and look to refi the property in 1-2 years out of the FHA mortgage, so I could use it again if necessary.

I did all the labor my self aside from hiring certified electrician and plumber as per country permit regulations.I live in Alaska with my family and work in construction in general (journeyman carpenter turned commercial superintendent turned GC and now rolling steady as one man 'handyman' doing lots of finish work the last couple years).
