Worst closing, and escrow agents, ever!

I have a pro forma  using very pessimistic occupancy/booking percentages (worst case scenarios) which identify a very nice cash on cash return, and the ARV will (again, pessimistically) be at least double the purchase+rehab costs. 

Often times when a builder/buyer moves too fast, or is too busy and overlooks a key piece of due diligence, the unethical ones will try the "scorched earth" method and blame everyone but themselves, even when they know it was their own mistake, and they'll see if they can scare you, the seller, the title company et al into paying damages/fixing their problem. 

They aren't because 99% of the home buyers and sellers need an agent to avoid costly mistakes. 

Problem: Alignment - this is hands down the most common mistake that I see.

The restrictions, requirements and timelines on these are very specific and one mistake can be very costly. 

Biggest mistake I made was not keeping 50 or so more of the 500 I flipped, cost me millions, All the best  My last 3 multi families 2429 nw 81 3/2+ 3/2 purchased at 385 October 2441 nw 81  3/2+ 3/2 purchased at 400 October 441 nw 44th 3/2+2/1 purchased at 280 August again there’s deals , you just have to look.

Again, we make plenty of mistakes, but our goal is to always become better and create a positive impact and influence in their lives.
