@Shervin Golgiri Seller not paying buyers agent commission wont have any bearing on finding qualified buyers in a sellers market . 

What's great about using your 401k is that the payment wont count against your monthly liabilities so it wont affect your borrowing power for a larger mortgage.

I researched a bunch of companies and they all suffer from the same issue.

U have large developments that require perc and septic with many lots simply wont perc but were allowed to be platted.. 

They will still break it if they want and you wont see a dime..... when it turns out they are a nightmare, YOU are stuck.

I attended the seminar recently in Pasadena sep/16/2022Of course the rep or speaker was very motivational and did make it seem to become rich in a click of a bottom.. what he aslo said is that people are scared to take chances like this because of lack of education... he mentioned this only Once, But thats all i needed... then he kept going on talking all about the Postive and easy steps and wealth and etc.. at the end i left without paying $300 to become a memeber or attend 3 day class... remember education ... so i went home and educated myself checked everything needed on line.. and there are more cons than pros.. and the big fish eats the small fish.. before buying any lien you have to attend an Auction... was i ready to face those auction people .. no is every lien a winning bid No.. am i getting the best lien no .. big investors wont let you do that.. but this semianr made $300 per person that night ..  

If it wont go below 80...or even 75, there is something wrong.

You are going to have a lot of trouble finding financing options with a 2nd lien and to 100% make up a purchase price (i.e. 100% debt financed with no equity or down payment "skin in the game") as part of your payment.I'd recommend looking in the "Creative Financing" subforum if you want to explore potential ways of doing this but frankly it is really difficult to find a genuine "shortcut" that wont end badly for not investing any of your money at all.BRRRR Method remains IMO the best for this but you still have to put some of your own capital to use during the process

For a day laborer here , its $200 a day minimum or you wont get anyone 

In comparison to LTR, STR suffers a very small portion of the damage LTR's do.
