My aunt would like t take her half and buy a home out of NJ as she has retired and widowed

My dad is widowed and his house in Central NJ is falling apart. 

Ron,To be clear, without intending to offend anyone; I personally do not believe there is a "right and legal way" to ethically wholesale real estate... without a license, and certainly not with a license.However, as with unlicensed property managers, the Ohio Division of Real Estate is reactive, not proactive in their enforcement; meaning that they only react when a complaint is filed.Like others have said, contract law allows people to assign a contract within the law... but that does not make it right to take a property from a widow for a fraction of its value when one is pretending to help her.Anyone who wants more info can PM me.

While we do see couples move-in, nearly 80% of our residents are widowed and want 1 bedrooms.

I think I was compelled to get this property off her hands being that she's a widow, having difficulty adjusting to a life of normalcy upon her husband's passing, and unable to maintain her other properties.

I Have a question... 30 + years ago wee bought a house that the original builder converted the garage to living space never re-permitted the space changes. left a garage door no extra window in that room ( we always used it for a hobby room) no bathroom. other 2 room have a widow and there are a total of 5 exits.

I was widowed  fairly young and I am living on a small Social Security check   The condo should rent for $1700-$2000 per month.  

The PM verbally stated no charges would be due after pro-rated rent was paid & tenant moved out.The PM company billed the widow for damages for cleanup by a remediation company.https://bit.ly/2wR9PXu

This area averages about $325-$375 for lot rents but the owner passed away and his widow has not raised rents in years.
