I was recently advised to look into wholesaling real estate as either a way to supplement income or create an entirely new career for myself.

You can report it to your state AG, but if there's no wholesaling legislation on the books in this state, then it's purely a contract dispute.

This could be a way to guarantee a steady stream of income while still working on higher-margin deals separately.Technically, that wouldn’t be wholesaling as I understand it (and may cause you some trouble in your search) but partnering with a dedicated marketer/closer in this way could be interesting.  

This seems to be true whether it's CA, TX, AZ or OH - IN or GA.Apparently wholesaling isn't as easy as everybody thinks and are willing to pay big bucks to "learn".Obviously the decline has hit the information provider's customer base that they sell information to, and hurt their bottom line.

It was flipping houses once, then wholesaling, then something else, but it's STR arbitrage currently!

And if they do, you have an explanation, so there is nothing to worry about.Your wholesaling business had $100k of income one year, then $0, then $100k again.

It is precisely because of mentoring programs that teach strategies and techniques to people who do not have any grasp of the three afore mentioned fundamentals that we have such a mess with “wholesaling” and “subject to” that governmental authorities are figuring ways to heavily regulate or outright ban these activities in the residential real estate field.
