I hope all is well.We have a STR in the town next to Ludlow and we were booked solid for the Winter (every single weekend and many weekday nights.)Check out our property "Honeypot Farmhouse" here.We're just coming out of "Mud Season" now where everything shuts down (restaurants, etc), but entering the Spring and Summer, we expect the rentals to pick up nicely.

Working on it with my business partner and doing the labor on nights and weekends was frustrating.

What is typcially the busiest day of the week and of the month for onsite large multifamily property manager.I'm guessing early in the month 2nd-3rd when rent checks are coming in or starting to deal with collections.Maybe Mondays to start dealing with weekend applications, tours, leases?

My team knows they have a max of 24 hrs to respond to an owner, not including weekends.

Personally, I've been investing more than 50 years and never looked at the demographics for a neighborhood one time because I always felt that you need more personal knowledge about the neighborhood e.g. whether it is blue-collar working people, whether it infested with gangbangers, what the ability to increase rents is, etc. and the only way to get a good feeling and understanding is to personally visit the neighborhoods in the daytime, evenings and on weekends because weekends and nighttime is when the bad people come out like cockroaches.

Never heard of them before....but your typical real estate "mentoring" guru will invite you to a free 2-3 hour session, and convince you to come to all day on Saturday or 3 day weekend course for $299-$399, when you are at that course, they'll convince you to be a Big Dog player for full on mentoring at $15,000-$50,000.   

I built the property in 2005 each unit is 4 bedrooms 3 bath  in Houston Texas I just spent the weekend masterminding with serious players in the group home space. 

I scheduled a showing for the weekend but just scheduled another for tonight.

They expect personal cell phone numbers and their calls/texts to be answered no matter the time of day and on weekends - even holidays.

Black Friday usually offers the best deals though other holiday weekends get pretty close.
