Hey Graham,I've been watching the Philly market pretty closely...it always has its unique ebb and flow.

I second the idea of watching pricing.  

It's just like the new  people on this board that watched hours and hours of podcasts and read tons of books, and they say they're ready.

Any tips would be helpful, or anything that I should watch out for.

Over the past year or so I've read books, blogs, and watched more YouTube videos than I can remember.

Insurance costs are going to be extremely relative to a list of variables that differ with every property, but if you know what to target and what to watch out for, these costs do not at all prevent positive cash flow on the right opportunities

And everything is recorded to watch later.
