For the scenic land and campground idea, that’s a fascinating niche!

Just that in this case I think it’s not a viable niche.

. - Concentrated investment thesis and focus: I am paying a sponsor high fees relative to a REIT for concentrated expertise in a narrow niche.

I knew it was a unique real estate market .. but sadly all the risks I evaluated were correct.

Others may use unique listing details on different sites to minimize tracking.

They’ll not only understand the tax side but also relate to the unique challenges and strategies that come with real estate investing.One more thing to keep in mind—don’t worry too much about whether they’re going to “take advantage” of you.
