Real estate is not my primary job, and I travel quite a bit, so having the piece of mind that I don't have to worry about the 2am call is absolutely worth the fee. 

Outside of real estate, I enjoy the gym, traveling, and cooking. 

With its own exterior entrance, soundproofing, and hotel-like amenities, guests have a comfortable space without ever entering our living area.

The property is Huntington WV and is exactly 25 mins from where I'm standing, so I'm only calling it out of state because it technically is, but it's a location I'm fairly familiar and travel to often.

I can see doing the roof and starting on the exterior while they are still there but anything inside I’d probably wait on.

I’m beginning my journey into real estate investing with the goal like many of you of generating passive income and discovering financial freedom without having to rely on a “day-job” for much longer, so I can travel more and spend more time with my young kids/family.

I’m excluding travel time to the property for the STR’s.Any words of wisdom regarding material participation that you referenced?

Look at mechanicals, general condition, type of plumbing, exterior, roof, etc. - Repairs / updates are more expensive than you think.
